Yvonne has always been a pleasure to work with. She took us through several house viewings and three bids. In putting the bids together she gathered a list of comparable houses, what they sold for, and how long they were on the market. Then we discussed how the house we were bidding on was similar and different from these, so that we could make a bid that was competitive, but not overpaying. She did the same thing when we sold our previous house. She always goes above and beyond what you would expect of an agent.

Yvonne simply blew us away, and the proof is in the pudding: we sold our home for well over asking price, within 1 week of listing, with 4 great offers from which to choose. Yvonne redefined my understanding and appreciation of a professional real estate agent. It is a difficult job if the agent is actively engaged with the client throughout the entire sale process. She is the consummate professional. We had a seven-month journey with Yvonne from introduction to closing of our transaction. Our initial meeting was more than a meet and greet… She took control, toured our house and outlined the steps necessary to sell it. She was very clear it was a process and there was effort required to prepare the house for listing. She committed that effort would be rewarded. She was right. She excelled as the project manager identifying tasks, responsibilities and due dates. This was necessary for us to meet our target listing date. She followed up in a very positive and supportive way holding us accountable for our commitment to the process. She has an excellent network of “trades” we used as part of the prep process. They were skilled and fairly priced. In many instances due to our travel schedules she managed the entire trade relationship. It was often the case that she would come to the house to collect mail, meet and manage various trades and in the end, water the plants prior to closing. This was all done within the scope of her definition of a “full-service broker”. This hands-on approach was instrumental in achieving the targeted time horizon for listing. She is a great communicator. There was not a moment that I sensed we were left wondering what was happening. She is an active listener and I encouraged her to disagree with us if necessary. Her words were always carefully chosen, and never did she concede a point if she disagreed. We struggled with the concept of staging and having to move out. We resisted and resisted, and she persisted and persisted. Despite our reluctance we moved out. The effort to move prior to the sale was rewarded because we had nominal effort to clean up and remove final items after the house went pending. It was a stressless process after the house went pending. This was the commitment she made that the upfront effort pays off. We are thankful for her persistence. The house was priced thoughtfully using market analytics and a second set of discerning eyes from other agents in her office. The initial listing price was reinforced with very few negative comments from touring agents and buyers suggesting the house was overvalued. She held multiple open houses with high attendance due to her best-in-class marketing efforts, professional photographs and other promotional materials. Yvonne Willard just helped us purchase our first home, and I truly think she is the reason it was such a fun and positive experience. Yvonne helped us buy our first home, and we could not have imagined the process without her expertise. We were so impressed with her from the very beginning. She is not only an excellent communicator but also beyond knowledgeable and willing to do the hard work. She walked us through critical steps including giving us honest feedback about homes that didn’t have as much investment potential or weren’t a great fit, helping us obtain significant seller credits, double checking all documents to ensure that there were no errors or inconsistencies, and being proactive in making sure that the sellers, title company, mortgage lender, and underwriter were all on the same page. She anticipated issues before they happened and saved us lots of potential headaches. If I had to use one word to describe Yvonne, it is "amazing". She did an amazing job for us as sellers. We couldn't be more pleased. She made the process as painless as possible. While we wouldn't call ourselves overly demanding, we had strong opinions and asked a lot of questions. We really tested her abilities. She came through with flying colors. She really knew her stuff from what we should do to make our place more attractive, to the paperwork and the process involved. She exhibited patience and poise at all times. If she ever got irritated with us, she never showed it. She was the consummate professional. To say her knowledge and expertise was excellent would be an understatement. Her knowledge of the market was spot on. She priced our condo correctly and we sold it the first week. Her service was top notch. She was always available when we needed her. She took our calls, no matter the time of day, even when she was out with her family. She'd simply excuse herself, answered our question, then went back to her family. In addition, she provided valuable feedback as to what we could do to make our place more desirable. She even saved us money by offering suggestions that were low or no cost. For instance, we planned to replace the floors with LVP because we thought it would be more appealing. She advised against it because we already had high end carpet and the buyers may want something different. Boy was she right. We discovered the buyer is planning to rip out all the flooring. We would have wasted thousands had we not followed her advice. I cannot say enough about her service. She was always at our condo making sure it was in pristine condition for showing. She always followed up in a timely manner with anyone that came to look at out place. She solicited feedback and share suggestions based on the feedback. We worked well with her and it was truly a partnership. We felt supported by her from start to finish. She definitely had our best interest at heart at all times. I could go on and on about how great Yvonne is but I have already written a novel. It suffices to say we LOVED her. You couldn't be in better hands with her. If you use her, you will not regret it!

We used Yvonne as our selling and buying agent in 2020 in the midst of COVID. She was amazing! It was by chance that we met her before COVID began and before we were seriously looking. Yvonne did an incredible job of helping us to sell our home. She gave us important and helpful advice every step of the way. Yvonne Willard represented us in the sale of our home on Mercer Island in April, 2020. She provided us with the most exemplary and professional service. To provide some context, this was the beginning of the COVID pandemic. We were in Arizona and decided to sell the house and relocate to Arizona. Because of COVID restrictions, going back to Washington at the time was out of question. Although the home was in very good condition, we had not given any thought to selling it or preparing it for sale before we had departed for Arizona. Yvonne assisted us every step along the way without us ever returning to Washington. She is extremely organized, resourceful, energetic, knowledgeable, and self initiating. Yvonne Willard was the best thing that happened to us in regards to selling our home. I consider her a gift from God. She was able to get me through the process of selling our home on Mercer Island. I was panicked and stressful because I had never been in charge of the family's business ends-- never paid a bill in 54 years of marriage so when my husband was no longer able it fell upon me to do it all. Terrifying would not be too strong a word. I had anxiety attacks and sleepless nights but at the right time Yvonne was recommended by a friend and not only did she work tirelessly for me but she came and visited us so we could have a better rapport. She took care of all the details of prepping the home and getting the workers hired in a timely fashion and kept me updated daily with emails and pictures. I learned so much from her and even grew so much more capable in my position here as caregiver for my husband knowing I can do things I had never imagined doing.
